CONDOMINIUM LAW

With the increasing number of independent units in buildings and short-term rental activities in these units, the problems that come with communal living are growing proportionally to the number of units. This inevitably damages neighborly relations.

Under current circumstances, it is extremely important to condominium owner association meetings in accordance with the law, whether they are general assemblies or board decisions. In practice, it is often seen that managers are ordinary people chosen from among unit owners or tenants. Meetings and decisions that are not in accordance with the law and the management plan often lead to negative consequences for unit owners. By the time irregularities are discovered, it's usually too late. We strive to provide the following services to solve problems arising from incompetent building management and ensure that the management operates according to the procedures outlined in the Law on Shared Property No. 634:

  • Conducting general assembly meetings of condominium owners in accordance with procedures and the law.

  • Maintaining records properly.

  • Preparing payment plans for fixed assets, general expenses (dues) according to what is stipulated in the law.

  • Building management consultancy.

  • Initiating enforcement procedures to collect debts on fixed assets and general expenses (dues).

  • Identifying unauthorized use of common areas, preventing encroachment, and following up on compensation lawsuits.

  • Preparing, organizing, and modifying management plans.

  • Following up on the process of concluding contracts with private security companies with the governorates.

  • Resolving disputes between workers and unit owners through mediation and lawsuits.

  • Resorting to legal action to annul decisions of the general assembly of unit owners that violate the law and the management plan.

  • Making the decision for urban transformation and managing the process.
